Three contiguous parcels totaling 3.18 acres of land in unincorporated LA County. The site is currently used for oil production, but potentially can be entitled & developed with single family or multiÂfamily housing. There are SFRs to the east, south and west and industrial property to the north. Being that this site is located at the end of 3 cul-de-sac streets and between residential and commercial zoning, it is possible the county would allow a low density multiÂfamily development of apartments or condominiums/townhomes which would be the highest and best use for the site. Although each parcel is over an acre, the present R1 zoning allows 1 single family dwelling unit for each of the parcels. The minimum size lot for a single-family residence in Los Angeles County is 5,000 square feet which equals to 27.7 lots using the gross land area. The lots would be reduced to approximately 20+- after allowing for a 25-30% set aside of the land area to account for streets, sidewalks, egress, & open space. Any change in zoning or density requires county approval. The site has 2 active oil wells, 1 inactive oil well & 1 oil production facility. Before developing the oil wells & production facility need to be decommissioned & capped off to current standards required by DOGGR (Division of Oil, Gas and Geothermal Resources). The above remediation potentially could be completed during the entitlement process. The time required for the remediation is estimated to be between 3-6 months.
